Truesdale Planning and Zoning Commission holding public hearing on new zoning code

The proposed new zoning code in Truesdale will be ready for public input next week.

Truesdale contracted with PGAV Planning earlier this year to develop a zoning code for the city. After several months of work, the city’s planning and zoning commission along with PGAV are ready to present their plan to the public. 

There will be a public hearing in Truesdale on Oct. 21 at 5:30 p.m. at City Hall for citizens to provide input on what they want out of the city’s zoning code. 

The city contracted with PGAV Planners, a firm out of St. Louis, for a maximum of $32,000. According to City Administrator Elsa Smith-Fernandez, PGAV came with a recommendation from the city of Jonesburg and said that they planned to pull heavily from that city’s zoning code. 

Truesdale also recently approved a comprehensive plan, outlining city officials’ plans for growth and their vision for the city’s future. 

Smith-Fernandez had previously said they would use the comprehensive plan as a guide, but once completed, the zoning code will give city officials the legislative teeth to enforce those plans. 

Zoning codes typically include requirements for things like property sizes, setbacks and building heights based on what kind of zoning on which a property sits. 

Different zoning districts also have different acceptable uses, for instance, typically in single family residential zoning the only acceptable use is homes for families, but under less restrictive commercial zoning the acceptable uses are much broader. 

A zoning code would also outline processes for documentation like conditional use permits when a developer wants to break with zoning requirements, usually through a list of specific exceptions. 

After the public hearing, the P&Z commission will vote on a recommendation to the board, either positive or negative, and from there the decision will rest with Truesdale’s aldermen. 

There will be an additional public hearing to discuss the zoning codes at 5:15 p.m. on Oct. 23 preceding the board of aldermen meeting at 5:30. 

The board of aldermen will then make a decision on the zoning codes at that meeting.
