New housing development approved in Warrenton

Westwood Farms, a 66-lot development on Steinhagen Road, was approved at the Aug. 20 Warrenton Board of Aldermen meeting. 

The board approved a final plat for the new subdivision, allowing developers to move forward with phase one of construction which will include 37 of the 66 planned lots in the development. 

Westwood Farms will sit on roughly 21 acres between Dogwood Drive and Arlington Way in Warrenton and is zoned R2 medium density residential. 

The development is being built by Westwoods Development LLC, a subsidiary of MH Thornton Homes and owner Matt Thornton. 

Mike Meiners, one of the engineers for the project, spoke at the meeting about what plans the developers have and what form it would take. He also fielded questions from the board about creating signs for the subdivision and connecting to the adjacent infrastructure. 

Mayor Eric Schlueter said he had been asked by constituents about the signs at the subdivision. 

“It’s a monument sign that he’s (Thornton) gonna put up at every one of the entrances, to show the name of the subdivision,” Meiners said. 

Meiners also said that they plan to connect the subdivision to existing city streets on Old Steinhagen Road as well as Dogwood Drive and Pin Oak Drive. He said they also planned to construct a road towards the undeveloped land east of the proposed neighborhood to be used for future development.

Thornton said that the work to construct the subdivision was already underway and grading work was being conducted as of last Friday. He expected that the new homes would start at roughly $300,000 although he was unsure of what the high point for the new development would be. 

There were also still questions about the second phase of the project which would include constructing the remaining 29 homes planned in the development. 

“Phase 2 would be starting next year in fall of ‘25,” said Thornton. 

He acknowledged however, that construction would be dependent on the sales of the homes constructed in phase one. 

He said they plan on completing the first phase and offering the first homes in the subdivision on Jan. 1, 2025.
